Villa Southern Dunes - our Disney-themed modern villa
Villa Southern Dunes is a modern property with Disney theming throughout the property, particularly in the Nemo and Simba twin bedrooms, together with their shared Little Mermaid bathroom. We also have two master bedrooms with ensuites meaning that a multigenerational family group or two families won't have to fight over who gets the ensuite!
The house is air-conditioned, with ceiling fans in all living rooms and bedrooms for your comfort. The lounge, dining room and even the pool deck has seating for up to eight so that – at our house – all guests can eat or relax together without having to split into two rooms. Our cupboards are full, with enough plates, dishes, mugs and glasses for everyone to have several a day (there’s not just one each!) For outdoors we have melamine plateware that can be used safely. For cooking you’ll find all the pots and pans you’ll need to make a big meal – should you with to eat in for a change. Both lounges, the games room and all bedrooms have television (seven televisions). You may use our Amazon Prime and Disney+ accounts or your own Netflix account on any of our televisions, or we have an extensive DVD library for your use.
Pool and Deck
Our pool deck is west-facing, with tons of room for four sun loungers, two tables and ten chairs so that all our guests can relax together at the pool or enjoy a meal together, in the sun or under the cover of our lanai. We have a pool box full of inflatables for use during your stay, together with electric and manual air pumps. For pool security we have a 3-foot safety fence combined with door/window alarms for all exits to the pool deck. On the deck we store a charcoal BBQ which you may use outside of the deck area. We ask you to supply your own fuel, as required, and to clean it prior to your departure.
The Southern Dunes Community and Golf Course
The Southern Dunes community is home to the award-winning Southern Dunes Golf Course. The community is gated, with 24-hour manned security and regular patrols. For your additional safety the house has an alarm, CCTV and a safe for your use. We have a huge Walmart at the community entrance where you will likely spend hours during your stay. Within a mile of the community entrance you will find more than twenty-five eat-in or take-out restaurants, including the famous Manny's Chophouse and our favourite, Dora's Pizza.

We are happy to make suggestions of more unusual activities for your stay, or maybe a restaurant recommendation. We’ve owned since 2008 and have been back to Orlando many times since so have experience in the popular parks but also places to visit that are more off the beaten track.

Family Lounge
We have two lounges at Villa Southern Dunes - our more casual Family Lounge overlooking the pool, with TV and DVD player, DVD and book library adjoining the breakfast dining area.
Castle Room
The more formal lounge has seating for everyone in front of our 65-inch ROKU TV, with DVD player and soundbar.
The dining table is also big enough for everyone to eat together - or just to do one of our many jigsaws.
Our two master suites have en suite bathrooms and now both have a one-cup coffee maker so you can have a coffee without waking the family.
Mickey Master
The Mickey Master has a kingsize bed, pool view with your own access, large TV and DVD player, large walk-in-closet, USB charging points, one-cup coffee-maker, clock radio all with a subtle Mickey Mouse theme. The en suite has separate bath and shower, WC and vanity
Donald Master
The Donald Master has a king bed, garden view, TV and DVD player, closet, USB charging point bedside lamps and extra USB charging points, one-cup coffee-maker, clock radio all with a subtle Donald Duck theme. The en suite has a full bath with shower over the tub, WC and vanity
Simba Room
The Simba Room has two twin beds, pool view, TV, closet, USB charging points, clock with a Lion King theme. This room shares the Little Mermaid bathroom
Nemo Room
The Nemo Room has two twin beds, garden view, TV, closet, USB charging points, clock with a Finding Nemo/Dory theme. This room shares the Little Mermaid bathroom
Little Mermaid Bathroom
The Little Mermaid Bathroom has a full bath with shower over, vanity, WC all with a Little Mermaid theme.
Covered lanai for when you need shade from the sun
Our Screened Pool Deck
The large pool deck is home to a covered lanai for shade alongside four sun loungers and large table and chairs to seat up to eight. The pool is west-facing with sun on the pool from mid-morning until sunset. There is a handrail for easy entry into and exit from the pool. We have a pool box full of inflatables for your use. For security we have a 3-foot pool fence between the house and the pool and each door and window that exits to the pool has a pool door alarm. We also supply a charcoal BBQ/Grill free of charge, though we do ask you to provide your own fuel and clean it before you leave.
The Disney Cars Games Room has an 8-foot slate pool table, air hockey, table football, safety darts, as well as a toy box crammed with stuffed animals, dolls, cars and LEGO. The closet is full of board games and jigsaws for all ages. For our younger guests we have over 50 different dressing up costumes for all ages (0-3 months to teens), including Disney outfits. For toddlers we have our Bullseye rocking horse. In the closet you will find spare balls, darts, hockey pucks and accessories.
Baby Stuff
For any babies and small children we have a variety of baby aids - including two high chairs, 2 cribs - 1 wooden, portable and 1 pack n play type, 2 strollers, full-length bedrail, toilet-training equipment, crib bed linen.
In Case You Forgot
We have a selection of in case you forgot items in the house including sunglasses, rain ponchos, children's swimsuits along with a selection of take and replace toiletries. There are USB charging points in each of the four bedrooms but we also have a multi-national charger in the kitchen with multiple charging points. We know you need to charge all your kit so we've provided charging facilities so there's no need to bring an extension lead.

We have really enjoyed our eight nights at the villa. It had everything we needed. It was great that the twin rooms could be converted to king beds - much appreciated by our son! We discovered Top Golf on International Drive this visit - we are not golfers but had a great time here. Tuesdays are half price! Di has been amazing - so responsive and helpful - the best experience we've had from a villa owner - thank you! For those coming this time of year, I can highly recommend Mickey's Not So Scary Halloween Party - we had a fab evening - and got so many sweets (candy!) This is our third visit and, as last minute, sadly only five days this time. The improvements from eight years ago are fantastic. I especially like the new sofas, even washing machine and dryer, yep, sad, I know, but cleaning clothes has meant bringing less so can buy more, not so sad now, lol! We have loved our time here, this villa holds some very special memories for us, but none more than this time, our first grandson was born two weeks early today. Although sad to have missed his birth this is a great place to have as the memory. Manny's didn't disappoint as always the best salad, rolls, cinnamon butter and steak we've eaten since our last visit eight years ago. Di, as always, has been an amazing host, above and beyond our expectations, absolutely everything you could possibly need here. I cannot end without saying a huge thank you to Steve and Vanessa for making sure our stay was as special as possible. Love from us all.

The villa was outstanding. There was so much thought went into decorating and accesorizing the place. From Disney inspired light switches throughout the place to mountains of games for all the family to enjoy. This has been the best villa we have stayed in during our 9 visits to Orlando. Only regret is that we didn't have time for our usual 3 weeks due to moving onto leg 2 of our holiday. A must stay!

We’ve stayed here twice and it feels like home from home. It literally has everything that you would need from a holiday rental from coffee machines in your bedrooms to cool bags for your days out. The play room is wonderful as is the pool and outside area that gets the sun most of the day. All the rooms are large and spacious and the beds are soooooooo comfy!
It’s in a great location too - located on a beautiful gated golf course, walking distance to a supermarket and places to eat. I can’t wait to return again and can’t recommend this villa enough - just perfect!

From the very first communication with the owner, including additional detailed directions and instructions leading up to our stay, as well as a welcome home email, couldn't have been more friendly and helpful. This property is perfectly located within the Southern Dunes golf community. It is at the end of a quiet street, so very little to no traffic. It is also perfectly situated where the pool has all day sun! I never thought to inquire about that, but what a wonderful surprise. This is a beautifully maintained home, complete with recent upgrades. It has a great flow, and there is everything you could possibly imagine in this fully stocked home.
Haines City is a perfect location within Central Florida for many attractions. We can't wait to return! The owner was amazing to deal with. Thank you!

The Southern Dunes Golf & Country Club borders is a gated community which borders the PGA-rated championship golf-course of the same name. Offering 3 and 4-bedroom vacation villas, guests can also enjoy the clubhouse, communal pool, gym and tennis courts.
Alongside the junction of highway US27 with Interstate 4 is the Posner Park shopping complex. This has a conveniently located Target supermarket, as well as a JC Penney, Ross Marshalls and other retailers. The nearest Publix supermarkets are south of the Interstate 4 junction on US27 and in Haines City, which is where you will also find the nearest Walmart supermarket. Bordering this section of US27 and the Posner Park complex are a number of restaurants including Denny's, Bob Evans, Five Guys, Burger King, McDonalds, the Davenport Ale House and other diners. Head to Haines City for more well-known chain restaurants, plus Sonny's BBQ and Manny's Original Chophouse. With an ever increasing number of restaurants in the area, you can always stay local in the evening. However, you also have the option to travel north towards the ChampionsGate area where you will find an Olive Garden, Miller's Ale House, Chilis, Ford's Garage, 4 Corners Tavern, Tijuana Flats and Trevi's Italian restaurant.
