Our spacious 5 bedroom, 4 bathroom, lakeside home in an oasis of calm off Highway 192 in Kissimmee within walking distance of Medieval Times, WalMart. 7.8 miles to Disney.
We sleep 10 in comfort. 11th guest charged at $25 / £19 per night including taxes. 11th guest is accommodated on a sofabed in upstairs open plan den; or we have 2 travel cots / cribs for infants.
We are baby and toddler friendly. Bed side guard, stair gate, 2 high chairs, 2 good quality reclining buggies / strollers with hoods.
Downstairs and upstairs lake and pool facing master suites. 55” HDTV 300 channels including English football, DVDs, TV in every bedroom. Den with sofabed, 40” HDTV, iPod/iPhone dock. Games room with 8' Brunswick slate bed pool table, air hockey, foosball (table football).

Fishing enthusiasts will enjoy our 3 stocked lakes. Catch and release. Some of those fish are big! Rods and gear in the garage, left by previous guests. Our local Super WalMart has a large fishing section.

We bought BrightwaterVilla in September 2008. We looked at many homes. This one stood out due to the bright airy look and feel.
As you walk in the front door, your eyes are drawn straight to the pool deck and lake.

Great Pool & Game Room & Fun Time at Brightwater! Very much enjoyed the pool and Game Room! My family is very into the World Cup and they have a nice TV to watch the games. Actually there was a TV in every bed room. The owners were very easy to deal with. Clean-up was very easy! Just pull off bed linens and towels for their cleaning crew. Other places you have to do Way More! This was easy and quick. We were only a family of 4, but the house is larger than it appears. The upstairs has 4 bedrooms (another one with a private bathroom) and a lounging area - great for teens or kids to play. I'd bring friends next time, since there is so much private space for all. Thanks again for sharing your home with us!

Lovely rental near Disney and Universal. This roomy house was plenty big for two families. The two master bedrooms were very appreciated. The extra TV area was great for the kids and the pool was lots of fun. The house was very clean, the neighborhood was quiet and the drive to Disney and Universal were both under 30 minutes even in traffic.

Great base for a large family holiday. Comfortable homely villa on a secure, well maintained estate. Plenty of room for six adults and five children. Pool and outlook over lake fantastic (lake well stocked with large fish if that's your thing!). Disney parks 20 mins away. Universal 30 mins. Walmart 5 mins drive away. Owner, Dave and management staff very helpful.

Superb villa, amazing location. We thoroughly enjoyed it. The villa has everything you need, including a very relaxing jacuzzi, games room, and a nice area upstairs with TV and sofa which was an ideal chill-out area for our older son. The resort is very quiet, secure and well maintained with facilities such as tennis courts and a club house. The villa also has a selection of fishing rods and equipment which were brilliant - you can fish in the lake overlooked by the villa or in the larger lake on the resort. My son claims to have caught a 2ft bass, although it apparently escaped before he could take a picture of it! The resort has easy access to US192, with a large Walmart only a few minutes drive. Disney, Universal and Old Town are within easy reach. Sue and Dave were brilliant thorough the booking process, with great communications and information. They even arranged for a bottle of wine and card for my daughter who had her 18th birthday. We recommend this villa. Thank you.

Beautiful, convenient and absolutely perfect! We thoroughly enjoyed our stay here! In fact, we wish we had stayed longer! The location is great in relation to Disney and we were able to enjoy other area attractions as well. The home has everything you need down to the fine details for the kids! We had forgotten an umbrella for our beach trip and we didn't have to buy one! They thought of everything! We will absolutely stay again and have already recommended to several of our friends!! Great location. We stayed at the house for 13 days and had a great time. There were 8 of us and everyone had their own space. The four bathrooms were a huge bonus. The location is close to the Disney Parks and Walmart is very close. Love the gated community. Everyone is extremely friendly including the management company. The house had everything we needed. We really enjoyed the large pool deck as we spent a lot of time outside. We appreciated the late check out. We would definitely stay at this property again!

This was our second time renting this property. It is exactly as described in the writeup. Dave responded immediately to my rental request and to any other emails I sent him before and after the trip. My deposit was returned the day after we got back from vacation. The manager visited us on the first day to see how things were going. He was attentive and quick to respond when we contacted him. We were two families vacationing together. The kids used the game tables in the garage daily and everyone had their own space to wind down and sleep. We did visit some of the parks while we were there. The villa is conveniently located to all of the parks. The commute to Universal was around 20-25 minutes. Magic Kingdom around 15...

2/2...It was so hot while we were there that we decided to return mid afternoon for a swim and dinner and then go back to the park later in the evening for fireworks. In addition, we visited friends in New Smyrna which is about an hour and twenty minutes away. The villa is a great base for your Orlando vacation. It is very nice to get away from the crowds and sit by the pool after a day at the park. I will definitely recommend this villa to friends heading down to Orlando! Thank you Dave and Sue!

Wonderful Florida Stay. Very comfortable property in a nice secure location.
There were 6 of us (3 couples) and we enjoyed the convenience of the location. It was close to shopping, restaurants, theme parks and main roads that made it easier to get around.
The local management were very helpful and pleasant to deal with.
As we are all over 50, we especially enjoyed the hot tub after a day of exploring.
I would definitely stay here again.

Excellent Family Friendly Home. Great location, close to all the parks. Our family of 10 stayed at the Lake Berkley property and we could not have asked for a better location. The house was spacious and clean, each family member had their own space. Unlike a hotel room we were able to spread out, cook family meals and just unwind at the end of some very long days. The whole vacation was perfect and the Lake Berkley home really contributed to our ability to enjoy ourselves. The owners are responsive and very helpful. I give this property the highest ratings and recommendations.

Lake Berkley resort is a newer gated community located off highwayUS192 and built around three lakes in a woodland area. Offering 3-bedroom townhouses through to 7-bedroom villas with a private pool, guests can enjoy the clubhouse, Internet room, fitness centre and communal pools. There are also exercise stations, tennis courts, basketball courts and a volleyball court; whilst children have their own play areas. Alternatively, take a relaxing walk around the stocked lakes on the designated natural trails.
The nearby highway US192 and SR535 both have Walmart supercenters, as well as a Publix, Super Target and Aldi supermarket. The Lake Buena Vista factory outlets are located on SR535, which is next to the Sunrise Plaza shopping complex. In addition to an abundance of smaller local shops in this area, there is a great selection of restaurants and eateries which include Longhorn Steakhouse, Olive Garden, Chilis, Perkins, Cracker Barrel, IHOP, Miller's Ale House, Five Guys, Smokey Bones, TGI Fridays, Applebees, Ichiban Buffet and El Tenampa Mexican.
